PROPERTY BACKGROUND
Currie is an 81-hectare (200-acre) established community located just minutes from downtown Calgary, thoughtfully integrating a mix of housing products, parks, heritage assets, and walkable urban design. Developed on the former Canadian Forces Base Calgary, it builds on the success of nearby redevelopments, including Garrison Woods and Garrison Green.
The redevelopment of the property into a vibrant new community is currently approximately half complete, with ongoing development guided by strong sustainability principles. These include transit-oriented design, an extensive network of bike lanes and pathways, construction waste diversion, and integrated stormwater management systems. Continuous evaluation of greening initiatives and greenhouse gas reduction opportunities remains a key priority.
Currie’s master-planned layout is designed to be both flexible and resilient, incorporating interim and adaptable land uses that allow builders and partners to respond to evolving market conditions while maintaining a cohesive and high-quality urban environment. The community also features a well-established business park that supports more than 50 businesses, alongside six schools that serve residents and the broader area.
A defining feature of Currie is its interconnected park system, which links the community’s neighbourhoods and creates a diverse range of outdoor experiences. Spanning more than 11 hectares (27 acres), these spaces include the serene woodland trails of Alexandria Park, multi-use recreation fields and civic gathering areas at the historic Parade Square, linear parks with regional pathway connections, urban plazas such as Flanders Junction, and heritage landscapes like the Officers’ Mess Garden. Together, these amenities contribute to a dynamic, livable, and distinctive community. Flanders Junction will deliver over 80,000 square feet of retail space, anchored by a full-service grocery store and supported by cafés, restaurants, and essential services, forming a central amenity hub for the community.
CURRENT STATUS
At full build-out, the Currie community is anticipated to deliver more than 6,700 housing units The next phase of development will focus on low-to mid-rise multi-family housing, including townhomes and 4–6 storey apartment buildings, with opportunities for higher density and taller buildings, and will include 20% affordable housing It also includes a seniors’ housing complex currently under construction, featuring approximately 20,000 square feet of medical office space.
Build Canada Homes will support future housing opportunities at Currie by leveraging the redevelopment of public land as a means to enable more homes, including affordable housing, in established communities close to amenities, services and transit.
