Arbo Toronto, Ontario
Housing Development Units: 540
Affordability: At least 40% provided as affordable housing
Project Stage: Procurement process underway to select a design-builder
Build Canada Homes is advancing a Housing Development project expected to deliver approximately 540 homes, with at least 40% provided as affordable housing. The project will include a mix of unit types, from studios to three-bedroom homes, including seniors housing. The project will use modern methods of construction, which may include technologies such as prefabrication, modular construction or mass timber, to support faster delivery timelines, improve productivity, and increase consistency in outcomes. The site is supported by housing-enabling infrastructure investments in the Downsview area, which are expanding system capacity and enabling additional housing development at scale.
Broader Site
Arbo is a transit-oriented, mixed-use neighbourhood within the broader Downsview Lands redevelopment, located across from Downsview Park and in proximity to the Downsview Park TTC/GO station. At full build-out, the Arbo neighbourhood is expected to deliver more than 4,300 homes, along with parks, retail, pedestrian connections, community amenities and a preserved natural woodland as part of a complete, transit-connected community.
Naawi-Oodena Winnipeg, Manitoba
Housing Development Units: 320
Affordability: At least 40% provided as affordable housing
Project Stage: Procurement process underway to select a design-builder
Build Canada Homes is advancing a Housing Development project expected to deliver approximately 320 homes, with a minimum of 40% provided as below-market housing. The parcels are planned for medium-density residential development and will include a mix of unit types. The project will use modern methods of construction, which may include technologies such as prefabrication, modular construction or mass timber to support faster delivery timelines, improve productivity and increase consistency in outcomes. The Housing Development parcels are positioned as an early phase of delivery, helping bring housing online while the broader site advances.
Broader Site
Naawi-Oodena is a major redevelopment of the former Kapyong Barracks in southwest Winnipeg, being delivered in partnership with Treaty One Nations. The project is planned as a mixed-use community that reflects Indigenous leadership, culture and economic development. At full build-out, the broader site is expected to deliver approximately 5,000 homes, with Build Canada Homes’ portion contributing around 2,100 homes, along with commercial and community spaces.
Village at Griesbach Edmonton, Alberta
Housing Development Units: 355
Affordability: At least 40% below-market housing
Project Stage: Procurement process underway to select a design-builder
Build Canada Homes is advancing two Housing Development projects expected to deliver approximately 300 apartments and 55 townhomes on two separate sites, with at least 40% provided as below-market housing. The project will use modern methods of construction, which may include technologies such as prefabrication, modular construction or mass timber, to support faster delivery timelines, improve productivity, and increase consistency in outcomes. The parcels are part of the final quarter section (64-hectares/ 158-acres) being redeveloped in the northeast corner of the Village of Griesbach, bringing additional housing to market within an already established community.
Broader Site
The Village at Griesbach is a master-planned community in Edmonton developed on the former Canadian Forces Base. The northeast corner represents the final stage of the community’s build-out and is planned to include approximately 2,500 additional homes, along with commercial and community land uses. The broader community already includes a mix of housing, parks, schools and amenities, as well as existing affordable housing delivered in partnership with local organizations and builders.
Pointe-de-Longueuil Longueuil, Quebec
Housing Development Units: 1,005
Affordability: 40% of units with below-market, affordable rents
Project Stage: Procurement process underway to select a design-builder
Build Canada Homes is advancing a Housing Development project expected to deliver approximately 1,055 units, with 40% of units with below market, affordable rents. The development will include a mix of unit types and building forms. The project is expected to use modern methods of construction to support faster delivery timelines, improve productivity and increase consistency in outcomes. This project represents the first phase of the district’s development.
Broader Site
Pointe-de-Longueuil is a waterfront redevelopment site located along the St. Lawrence River in Longueuil. The site is being developed as a multi-phase, mixed-use district with strong connections to transit and surrounding communities. At full build-out, the site is expected to deliver approximately 5,500 homes, along with parks, public spaces, local services and community infrastructure as part of a complete urban neighborhood.
Heron Ottawa, Ontario
Housing Development Units: ~1,100
Affordability: At least 40% below-market housing
Project Stage: Procurement process underway
Build Canada Homes is expected to deliver approximately 1,100 homes, with at least 40% provided as below-market housing. The development will include a mix of unit sizes, including family-oriented housing, across mid-rise buildings. The project is expected to apply modern methods of construction to support faster delivery timelines, improve productivity and increase consistency in outcomes. It forms part of a broader effort to accelerate housing delivery on federal lands in partnership with the City of Ottawa, including coordinated approaches to approvals, financing and implementation.
Broader Site
The Heron site is a 7-hectare (18-acre) federal property in Ottawa’s Alta Vista area that has undergone master planning to support redevelopment into a mixed-use residential community. The project will contribute to increased housing supply in a well-located area close to transit, schools, services and employment, as part of a broader pipeline of housing delivery across the city.
Shannon Park Dartmouth, Nova Scotia
Housing Development Units: ~630
Affordability: 40% of apartments with below-market rents
Project Stage: Procurement process underway to select a design-builder
Build Canada Homes is advancing a Housing Development project expected to deliver approximately 630 apartments, with 40% provided at below market rents. The project is anticipated to be delivered using modern methods of construction, such as prefabrication and modular construction to accelerate the delivery of housing, improve productivity and support consistent outcomes. The project is the first phase of the development of the new neighborhood.
Broader Site
Shannon Park is a large, multi-phase waterfront development in Dartmouth planned as an inclusive, mixed-use community. The project started in 2026 with partial site remediation and will be followed with phase 1 civil works. At full build-out, the neighbourhood is expected to contain over 3,000 homes, a newly rebuilt Shannon Park school and a mix of commercial uses. Long-term affordability will be supported through public partnerships, including the partnership with the Province of Nova Scotia to deliver up to 600 homes in the first phase. Build Canada Homes is also working closely with Millbrook First Nation, who is developing adjacent lands around Tuft’s Cove, to ensure a coordinated and connected approach to the development of the sector.
